IMT and Stamp Duty Explained
Understanding Portuguese property transfer tax (IMT) and stamp duty (Imposto de Selo).
IMT (Imposto Municipal sobre Transmissões Onerosas de Imóveis)
IMT is the municipal property transfer tax paid by the buyer at completion. The rate depends on the purchase price and the property type.
Permanent residence rates (2025)
Properties purchased as a primary residence benefit from lower IMT rates, including a zero-rate band up to EUR 104,261.
Secondary/investment rates
Properties not used as a primary residence face higher rates from the first euro, starting at 1%.
Rural land
Rural land is taxed at a flat 5% regardless of value.
Corporate buyers
Companies purchasing property pay a flat 6.5%.
Stamp duty (Imposto de Selo)
In addition to IMT, buyers pay stamp duty of 0.8% on all property purchases regardless of type. This is calculated on the higher of the purchase price or the tax assessment value (Valor Patrimonial Tributário).
