1. About this platform

Check Algarve ("the Platform") is a property data aggregation service that presents publicly available information from Portuguese and EU government sources in an accessible, English-language format.

The Platform is operated by Bot Research Ltd, a company registered in England and Wales (company number 14206452), with its registered office at Seven Grange Lane, Pitsford, Northampton, England, NN6 9AP.

2. Definitions

"We", "us" and "our" refer to Bot Research Ltd. "You" and "your" refer to the user of the Platform. "Report" means a property intelligence report in PDF format purchased through the Platform. "Service" means the Platform and all features provided through it.

3. No professional advice

The Platform does not provide legal, financial, tax, surveying or investment advice. Data displayed is sourced from official public registries and may be incomplete, delayed or contain errors. You must not rely on the Platform as a substitute for professional due diligence. Always instruct qualified local professionals before making property purchase decisions.

4. Data accuracy

We take reasonable steps to keep data current (see our data accuracy page). However, government source data may change without notice. The Platform is provided "as is" and "as available" without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose and non-infringement.

5. Property reports and payment

Property reports are one-off digital products delivered as PDF downloads. The current price is displayed on the Platform at the time of purchase. All prices are in EUR and include any applicable taxes.

Payments are processed securely by Stripe. We do not store your payment card details. By completing a purchase, you enter into a contract with Bot Research Ltd for the supply of a digital product.

By purchasing a report, you acknowledge that the report is generated from publicly available data at the time of purchase and may not reflect subsequent changes to source data.

6. Delivery

Reports are generated and delivered electronically. Upon successful payment, your report will be available for immediate download and a copy will be sent to the email address you provided at checkout. Download links remain active for 12 months from the date of purchase.

7. Refund policy

Because property reports are digital products that are generated and delivered immediately upon payment, we are unable to offer refunds once the report has been successfully generated and made available for download. Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 and the EU Consumer Rights Directive 2011/83/EU, you consent to waive your right of cancellation upon delivery of the digital content.

We will provide a full refund in the following circumstances:

  • The report failed to generate due to a technical error
  • The report was not delivered (neither download nor email)
  • You were charged more than once for the same report

To request a refund, contact us via our support page within 14 days of purchase with your order details. We aim to process all refund requests within 5 working days.

8. Limitation of liability

To the maximum extent permitted by law, Bot Research Ltd's total aggregate liability for any claim arising from your use of the Service shall not exceed the amount you have paid to us in the 12 months preceding the claim, or EUR 100, whichever is greater.

We shall not be liable for any indirect, incidental, special, consequential or punitive damages, including loss of profits, data or business opportunities, arising from your use of or reliance on the Platform.

Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded by law.

9. Intellectual property

The Platform's design, code and editorial content are protected by copyright and owned by Bot Research Ltd. Government data displayed is sourced from public registries and remains subject to its original licensing terms. Reports are licensed for your personal use only. You may not redistribute, resell or publish report contents without written permission.

10. Acceptable use

You agree not to use the Platform for any unlawful purpose, to attempt to gain unauthorised access to our systems, to scrape or bulk-download data, or to use the Service in any way that could damage, disable or impair its operation.

11. Changes to these terms

We may update these terms from time to time. Material changes will be posted on this page with an updated date. Your continued use of the Platform after changes constitutes acceptance of the revised terms.

12. Customer support

For any questions, complaints or support requests, please use our customer support page. We aim to respond to all enquiries within 24 hours.

13. Governing law

These terms are governed by and construed in accordance with the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
